Can you hold a property before I apply?
Unfortunately, we cannot hold properties before receiving a completed application and required fees. All rentals are offered on a first-come, first-served basis once applications are fully submitted and approved. We recommend applying as soon as possible to secure your desired home. -
Do I need to pay first and last month’s rent along with my security deposit?
Move-in costs vary by property. Typically, tenants are required to pay first month’s rent and a security deposit prior to move-in. Some properties may also require last month’s rent—please review the specific listing or contact our team for details. -
How old do I have to be to apply?
Applicants must be at least 18 years old, or the legal age required to enter into a binding lease agreement in your state. -
Is the security deposit refundable?
Yes. Security deposits are refundable provided there is no damage beyond normal wear and tear, all rent is paid in full, and all lease terms are met. Any deductions for damages or cleaning will be itemized and provided after move-out. -
Who needs a cosigner?
A cosigner (guarantor) may be required if an applicant does not meet certain income, credit, or rental history standards. Cosigners must meet financial qualifications and sign a guarantor agreement as part of the lease. -
I’m interested in a property — how do I apply?
Applications can be submitted online or in person. A completed application, payment of the application fee, and supporting documentation (such as proof of income and identification) are required for consideration. -
How do I pay rent?
Rent can be paid securely through our online tenant portal, by automatic bank transfer, or by check/money order (depending on property policy). Online payments are encouraged for faster processing and convenience. -
Can I get a pet after moving in?
Before getting a pet, please review your lease agreement and contact management for approval. Some properties are pet-friendly and may require an additional pet deposit or monthly pet rent, while others have breed, size, or quantity restrictions. -
What if I want to move out but my roommate wants to stay?
All tenants listed on the lease are equally responsible for the full lease term. If one tenant wishes to stay, they must qualify individually or find an approved replacement tenant, subject to management approval. -
My lease is ending and I plan to move out. What should I do?
Most leases require written notice prior to move-out, typically 30 or 60 days in advance. Please refer to your lease agreement for the specific notice period and submit your written intent to vacate before the deadline. -
Who is responsible for repairs and maintenance?
Our property management team coordinates routine maintenance and necessary repairs. Tenants are responsible for damages caused by negligence, misuse, or failure to report maintenance issues promptly. All maintenance requests should be submitted through the tenant portal for timely service.
